Firstly, the photos of the property are great, but the property is so much nicer than you could imagine. The flow of the house and serenity do not come across in the photos. The owners were amazing, so thank you to Elaine for supplying lots of details to help us enjoy our stay and for Roo for building the house, what a great job. We have been holidaying in Scotland every year since 1995 and this is the best house we have had the pleasure to stay in. We could not say any more than we would be happy to live there. Location is also amazing, and if you like the great outdoors and walking you will not be disappointed. You only have to walk down the drive and you are on a circular route that goes up to Ben Vrackie, round Pitlochry and back along the river, truly amazing. I could keep writing superlatives about this house and location all day. I got home feeling really rejuvenated and would love to return some day. Thanks again to Elaine and Roo for providing this amazing oportunity.

Heilan Roo was an amazing property. Everything about it exceeded expectations and the attention to detail from the owners was second to none. The little personal touches added to what already was a warm and welcoming home from home. Communications from Elaine before and during our stay were welcoming and provided lots of useful information which helped us make the most of our time in Pitlochry. The property was pretty fantastic all round and calnnot be faulted in any way. Even our 2 Teens thought the stay over Christmas was magical. The property was beautifully and tastefully decorated with Christmas decor which added greatly to the experience. The hot tub was a great addition and well used by the teens.

Staying at Heilan Roo was a great experience. If you go away on Holiday then you really want your accommodation to at least match the standards you are used to at home and Heilan Roo will exceed those for most people. It is beautiful and so well done. Designed in a lovely modern style with large open plan living areas and also built to a fine standard with thoughtful and quality touches throughout. Elaine also deserves a mention for her communication and obvious care for her guests, it all felt top notch! Heilan Roo feels secluded and quiet but actually has quick and easy access to the A9 for travel too. Overall, my stay was a really good experience and feels like standards for others to follow!
The most stunning place you will ever stay! Lots of little personal touches which you dont usually have. Responsive owner if you have any questions. Lots of ideas given on the local area for things to do. We didnt go out much as we were happy in this beautiful house & garden. Very comfortable beds. Big fluffy towels, hot tub towels & dressing gowns too. Extremely well equipped with all you need for your stay. We will definitely return to this little slice of heaven! Blissfully happy family

Just returned home from a fabulous week in Heilan Roo and could have stayed forever! Everything was perfect and so much thought and care has gone in to make your stay memorable. The indoor space was amazing but the outdoors was truly unforgettable. I will definitely be returning.
We rent holiday houses in the UK for many years and rarely are surprised but this one exceeded our expectations. It's a luxury accommodation designed to enjoy fantastic setting within pine trees. High quality furnishing, fully equipped modern kitchen, all very clean and all new. And attention to the detail in the decor. The location is very convenient close to Pitlochry and quick access to A9 road. Walking paths nearby. June is always beautiful in Scotland, we had a good weather and could enjoy the hot tab. This is a hidden gem, set in a peaceful location. Modern, luxurious property that is stocked well for a wonderful holiday. The decor is very stylish, a fantastic kitchen which has plenty of utensils to cook anything. The beds are dreamy and the whole place is spotless. The garden is beautiful, and just watching the red squirrels and the woodpeckers, and all the many birds that come into the garden is just so relaxing and peaceful. Lovely hearing the cuckoo too! Could not fault anything at all. Everything was perfect. 5 star. Will return.

Fantastic house, accurate to the description provided. The garden is fabulous for nature, we had a variety of visitors including red squirrels, birds, pheasants and partridge. The kitchen is modern with a multitude of utensils, no need to take anything. The beds are lovely and comfortable. The only suggestion we do have is to consider updating the main sofa as its not quite the best designcomfort for older visitors minor point. The owners are friendly and kept us up to date with a wifi issue we had during our stay, this was not unique to the house but a 24 hr outage across Perth. Its obvious that much love and care has been given to the property, the design and organisation for guests. Thank you, we hope to visit again.

I recently stayed at Heilan Roo with a group of friends, and it was simply the perfect base for our Highland adventures. From the moment we arrived, it was clear we were in for something special. The welcome biscuit selection was a delightful touch, and set the tone for the attention to detail that runs throughout the property. Everything about Heilan Roo exudes luxury. The beds are exceptionally comfortable some of the best weve slept in!, and the showers are brilliantly powerfulideal for washing away the days exertions. After long days out exploring the local area, there was nothing better than soaking in the woodburning hot tub, surrounded by the gorgeous scenery near Pitlochry. The sense of peace and tranquillity you get from those views is second to none. Beyond the stunning interior, Heilan Roos setting is spectacular. It truly felt like a private Highland hideaway, yet it was still close enough to local amenities and outdoor pursuits that made our trip so fun. From hiking and scenic drives to cosy pubs, we never ran out of things to do, and we always looked forward to returning home to our comfortable retreat in the evening. If youre looking for a luxurious, relaxing getaway that still offers plenty of adventure on the doorstep, I cant recommend Heilan Roo highly enough. Its a gem of a place, and I cant wait to return!

Hielan Roo Has the Wow factor. The cottage is beautifully designed and has floor to ceiling bi fold doors to the front and rear. The setting is wonderful within your own forest with a small stream to the side and small waterfalls in the garden at the rear. There is a bbq, hot tub and seating areas at the rear set in a lovely garden lit up at night. The hosts were lovely and left lots of goodies for your holiday. This is certainly a lovely holiday destination. Elaine and Roo must be very proud of what they have achieved. We thoroughly recommend Hielan Roo to those looking for a special retreat. Heilan Roo is truly a sanctuary with outstanding hosts. Our group was two couples and the layout was perfect. We absolutely loved the foldaway walls for true indoor outdoor living. Our group was able to see so many different birds and types of animals. The property has amazing views of Ben Vrackie and the trails are practically in the backyard. Soldiers Leap is also right across the street. We truly relaxed and loved our stay. Book this property. You will be so glad you did.

Heilan Roo is a stunning holiday let. The rooms were all spacious, comfortable and provide a relaxing atmosphere from the moment you arrive. The garden area is superb with the waterfall features, the hot tub and BBQ and seating areas. Plenty of wildlife visiting the garden with greater spotted woodpeckers, red squirrels, pheasants, nuthatch and many of the more common garden birds during our week. Lovely walks round about with easy access to Ben Vrackie and down River Garry to Pitlochry. Thank you Elaine & Roo for making this accommodation available for holiday lets and for the welcome hamper. Had a fabulous week and totally recommend this to others looking for a holiday let in the area.
If you are lucky enough to stay at this beautiful property then you won't regret it. It is absolutely stunning and very well designed, it has everything you would loveneedwish for in a holiday home. The view is breathtaking both inside and out, I could easily have stayed another week in this lavish house. I am already looking at dates for next year.
