We had the most wonderful and unforgettable stay in this beautiful holiday home in Scotland, where we celebrated our 10th wedding anniversary. Because of that, this place will always hold a very special place in our hearts. From the moment we arrived, everything felt perfect. The house was absolutely beautiful, cosy, peaceful and full of charm. The surroundings were breathtaking, and the whole atmosphere made our anniversary feel even more romantic and special than we could have imagined. Elaine and Roo were wonderful hosts warm, welcoming and thoughtful, and they made us feel truly comfortable during our stay. We are so grateful to them for helping make such an important occasion in our lives even more memorable. We enjoyed every single moment and created memories here that we will treasure forever. Scotland has always been very special to us, but after this stay it feels even more meaningful. Thank you so much, Elaine and Roo, for such a beautiful experience and for being part of our 10th anniversary memories. A very special stay. The garden was a particular highlight with the BBQ, hot tub and fire pit. We cant wait to come back!

The property is finished to a high standard and is comfortable with everything you need at hand. The outside area is very relaxing and we did see some red squirrels early one morning. We had an issue which was out of their control and the owners were great at communicating and finding a solution. We would definitely recommend this as a high end place to spend time with family
We have had the pleasure of staying in some beautiful houses over the years but Heilan Roo exceeded them all, and then some. Yes the house is beautiful, the gardens a joy but the attention to detail is exceptional. The finishing touches that make this a real home, everything is thought through. The design and build is beautiful and the finishing touches like lots of throws to use in the outdoor areas, the bird feeders well stocked.. the list goes on. Kitchen so well equipped you could cater for a banquet if you so wished! Hand mixer, blender, every sort of baking tin and serving bowl you might need. The wildlife is very accustomed to human company so enjoy the visit of the pheasants and grouse and of course the red squirrels. Your host Elaine could not be more helpful and ready with a quick reply if a question asked lots of clear instructions re appliances and the house and of course the local area. 5 stars well deserved more if possible. Dont hesitate to book your stay you wont regret it. Oh and as a bad sleeper I cant tell you how great it was to have such comfortable beds in fact the best weeks sleep I have had in many years. Thanks again Elain and Roo and we hope to return soon.

Re Sykes 1. Eventually managed to locate this review facility. Your Write a Review link does not work and it was sent from your noreply em address. Difficult navigation. 2. You tried to charge us a 20 booking fee to book for eight people which the property accommodates instead of six. Why? This is pennypinching. Re the property Magnificent. Spotlessly clean, superb facilities and extras hot tub, BBQ. 8 guests and it still felt very spacious. All guidance from Elaine re appliances, waste disposal etc were precise and clear, helpful & friendly. Everything for 8 guests was provided. As this was a 70th birthday celebration host Elaine made it extra special leaving chocolates, bottle of fizz & a balloon to greet us, a very warm & welcome touch. Perfect location at Killiecrankie, close to Pitlochry, for hiking, kayaking, superb restaurants especially The Loft at Blair Atholl magnificent. Retail therapy at House of Bruar & Dalwhinnie whisky distillery tour had to be done and Blair Castle definitely worth a visit. A special week with special friends and Elaine is a very special host. Thank you, we had a blast!

A fabulous property in a fantastic location. Beautifully designed interior and lovely gardens. The eastwest orientation ensured sunrise at breakfast and sunsets in one of the seating areas. The gardens attracted a huge variety of wildlife, most of which seemed relaxed enough to come up to us. The bathrooms were spacious and stylish, and the beds were especially comfortable. The owners were helpful and very generous with high quality supplies. We would be more than happy to stay again.
Heilan Roo offered exceptional accommodation, set in a stunning location. Great care and thought had been given to ensuring our comfort and the facilities and landscaped gardens were first class.
This is our second visit to Heilan Roo and it was just as wonderful as the first. Even after two years, it hasnt lost any of its charm. We were once again warmly welcomed with thoughtful touches like bread, milk, chocolates, and Easter eggs for the kids which made settling in feel extra special right from the start. The home itself hasnt changed a bit and was exactly as we remembered. Its clear that a great deal of care and love goes into maintaining this beautiful forest retreat and making it such a welcoming place to stay. Elaine was incredibly helpful, providing plenty of recommendations for places to visit, as well as suggestions for local shops and great spots to eat nearby. The surrounding area offers so much to do with Pitlochry just down the road and plenty of scenic walks right on the doorstep, perfect for anyone looking to relax or explore. All in all, another fantastic stay in a truly beautiful setting. We wouldnt hesitate to return again.

Heilan Roo is a little bit of paradise tucked away just outside Pitlochry. My family and I had the most amazing holiday and Heilan Roo was the perfect base. The house is very modern and well equipped and the gardens which surround the entire house are beautiful with red squirrels, grouse, pheasants, lots of small birds and even a woodpecker visiting regularly. Our host, Elaine could not have been more helpful and friendly and we will almost certainly return in the future. I could not recommend this more highly.

Firstly, the photos of the property are great, but the property is so much nicer than you could imagine. The flow of the house and serenity do not come across in the photos. The owners were amazing, so thank you to Elaine for supplying lots of details to help us enjoy our stay and for Roo for building the house, what a great job. We have been holidaying in Scotland every year since 1995 and this is the best house we have had the pleasure to stay in. We could not say any more than we would be happy to live there. Location is also amazing, and if you like the great outdoors and walking you will not be disappointed. You only have to walk down the drive and you are on a circular route that goes up to Ben Vrackie, round Pitlochry and back along the river, truly amazing. I could keep writing superlatives about this house and location all day. I got home feeling really rejuvenated and would love to return some day. Thanks again to Elaine and Roo for providing this amazing oportunity.

The property was pretty fantastic all round and calnnot be faulted in any way. Even our 2 Teens thought the stay over Christmas was magical. The property was beautifully and tastefully decorated with Christmas decor which added greatly to the experience. The hot tub was a great addition and well used by the teens.

Staying at Heilan Roo was a great experience. If you go away on Holiday then you really want your accommodation to at least match the standards you are used to at home and Heilan Roo will exceed those for most people. It is beautiful and so well done. Designed in a lovely modern style with large open plan living areas and also built to a fine standard with thoughtful and quality touches throughout. Elaine also deserves a mention for her communication and obvious care for her guests, it all felt top notch! Heilan Roo feels secluded and quiet but actually has quick and easy access to the A9 for travel too. Overall, my stay was a really good experience and feels like standards for others to follow!
The most stunning place you will ever stay! Lots of little personal touches which you dont usually have. Responsive owner if you have any questions. Lots of ideas given on the local area for things to do. We didnt go out much as we were happy in this beautiful house & garden. Very comfortable beds. Big fluffy towels, hot tub towels & dressing gowns too. Extremely well equipped with all you need for your stay. We will definitely return to this little slice of heaven! Blissfully happy family

We rent holiday houses in the UK for many years and rarely are surprised but this one exceeded our expectations. It's a luxury accommodation designed to enjoy fantastic setting within pine trees. High quality furnishing, fully equipped modern kitchen, all very clean and all new. And attention to the detail in the decor. The location is very convenient close to Pitlochry and quick access to A9 road. Walking paths nearby. June is always beautiful in Scotland, we had a good weather and could enjoy the hot tab. This is a hidden gem, set in a peaceful location. Modern, luxurious property that is stocked well for a wonderful holiday. The decor is very stylish, a fantastic kitchen which has plenty of utensils to cook anything. The beds are dreamy and the whole place is spotless. The garden is beautiful, and just watching the red squirrels and the woodpeckers, and all the many birds that come into the garden is just so relaxing and peaceful. Lovely hearing the cuckoo too! Could not fault anything at all. Everything was perfect. 5 star. Will return.

Fantastic house, accurate to the description provided. The garden is fabulous for nature, we had a variety of visitors including red squirrels, birds, pheasants and partridge. The kitchen is modern with a multitude of utensils, no need to take anything. The beds are lovely and comfortable. The only suggestion we do have is to consider updating the main sofa as its not quite the best designcomfort for older visitors minor point. The owners are friendly and kept us up to date with a wifi issue we had during our stay, this was not unique to the house but a 24 hr outage across Perth. This house is even more stunning than the photos suggest and they are excellent. The care and detail that has gone in to this is phenomenal. So many personal touches and every single element was taken care of. The quality throughout was 5 Star and all communication gave a lovely welcoming and individual experience. I will be recommending this to everyone I know looking for a place to escape as this ticks every single box.
Heilan Roo is absolutely beautiful and ultra comfortable, its even better in reality than it looks in the photos. A fully equipped home with everything you will need. Everything is top quality and high tech a little too high tech for me as a senior?
I recently stayed at Heilan Roo with a group of friends, and it was simply the perfect base for our Highland adventures. From the moment we arrived, it was clear we were in for something special. The welcome biscuit selection was a delightful touch, and set the tone for the attention to detail that runs throughout the property. Everything about Heilan Roo exudes luxury. The beds are exceptionally comfortable some of the best weve slept in!, and the showers are brilliantly powerfulideal for washing away the days exertions. After long days out exploring the local area, there was nothing better than soaking in the woodburning hot tub, surrounded by the gorgeous scenery near Pitlochry. The sense of peace and tranquillity you get from those views is second to none. Beyond the stunning interior, Heilan Roos setting is spectacular. It truly felt like a private Highland hideaway, yet it was still close enough to local amenities and outdoor pursuits that made our trip so fun. From hiking and scenic drives to cosy pubs, we never ran out of things to do, and we always looked forward to returning home to our comfortable retreat in the evening. If youre looking for a luxurious, relaxing getaway that still offers plenty of adventure on the doorstep, I cant recommend Heilan Roo highly enough. Its a gem of a place, and I cant wait to return!
Just one word 'wow'! ! What a beautiful, clean full of luxury place to stay. The owners were so helpful and the welcome pack was the best I have ever received. I would highly recommend Heilan Roo, this is most definitely the best place I have ever stayed in, in over 20 years of holidaying in Scotland. We cannot wait to return!
